- How much time do you need to do a closing?
- Typically we have a 5-day turnaround
- How long does it take to get a title search back?
- How quickly can we get the payoffs?
- Depending upon lender, usually within 24 hours
- Who needs to attend the closing for refinances?
- Whoever is on the Warranty Deed needs to attend the closing regardless of who is
on the loan
- Do we need a survey for purchases?
- Depends on lender's requirements, however, Fabian & Associates always recommends
that Purchase's have a survey done
- What do the buyers and sellers need to bring to the closing?
- The buyers need to bring: 2 picture ID's, certified or cashiers check for their
amount due at closing and original Home Owners insurance declaration page
- The sellers need to bring: 2 picture ID's and the termite inspection letter
- Can a borrower waive the three-day right to cancel for refinances?
- What lenders do you represent?
- We represent hundreds of lenders over the years, both locally and nationwide.
- Can we use Power of Attorney to sign the documents if the borrower or seller cannot
attend the closing?
- Yes, however the Power of Attorney must be in a specific form (we can provide one
if needed) and needs to be approved by the lender
