  1. How much time do you need to do a closing?
    • Typically we have a 5-day turnaround
  2. How long does it take to get a title search back?
    • Normally 48hrs
  3. How quickly can we get the payoffs?
    • Depending upon lender, usually within 24 hours
  4. Who needs to attend the closing for refinances?
    • Whoever is on the Warranty Deed needs to attend the closing regardless of who is on the loan
  5. Do we need a survey for purchases?
    • Depends on lender's requirements, however, Fabian & Associates always recommends that Purchase's have a survey done
  6. What do the buyers and sellers need to bring to the closing?
    • The buyers need to bring: 2 picture ID's, certified or cashiers check for their amount due at closing and original Home Owners insurance declaration page
    • The sellers need to bring: 2 picture ID's and the termite inspection letter
  7. Can a borrower waive the three-day right to cancel for refinances?
    • No
  8. What lenders do you represent?
    • We represent hundreds of lenders over the years, both locally and nationwide.
  9. Can we use Power of Attorney to sign the documents if the borrower or seller cannot attend the closing?
    • Yes, however the Power of Attorney must be in a specific form (we can provide one if needed) and needs to be approved by the lender
